Custom homes on the Mornington Peninsula

A custom home on the Peninsula has to answer to its site: coastal wind, sandy soils, slope, views and council overlays. We build luxury and architectural homes that are planned around all of it.

We work alongside your architect, designer and engineers from documentation through to handover, pricing clearly and flagging buildability early, so the design you approved is the home you move into.

Every home is run personally by Taylor, with one point of contact, regular site updates and trades we have worked with for years.

What we build: luxury custom homes, architectural homes, coastal and holiday homes, and knockdown rebuilds across Sorrento, Portsea, Blairgowrie, Rye, Red Hill, Main Ridge, Flinders, Mount Martha, Mornington and the wider Mornington Peninsula.

Who we build for

  • Owners working with an architect who need a builder who respects the design and can deliver the detail

  • Owners with land and a clear idea of how they want to live, who need help bringing a design team together

  • Families building a coastal or holiday home they plan to keep for generations

  • Owners replacing an existing house with a new home on the same block

Building on the Mornington Peninsula

Building well here takes local knowledge. Coastal sites from Portsea to Flinders face strong wind and salt exposure, which shapes everything from window and cladding specifications to fixings and finishes. Sandy and variable soils affect footings, and many of the best blocks are sloping, which means retaining, drainage and access need to be resolved before construction starts.

Much of the Peninsula is also covered by planning controls such as bushfire, landscape and coastal overlays. We have built under these conditions for years and work with your designer through the Mornington Peninsula Shire process so there are no surprises once you are on site.

Working with your architect

Most of our custom homes start with an architect's design. We are happy to meet you and your architect at concept stage, when early buildability and cost advice is most useful. From there we price the documentation in detail, raise questions before they become variations, and keep the architect involved through construction so the finished home matches the drawings.

Taylor Built also offers design and construct, bringing in a trusted designer and managing the whole process for you.

How a custom build runs

  1. First conversation. We talk through your site, brief, budget and timing, usually on site.

  2. Design and early pricing. We work with your architect or designer, giving buildability and cost feedback while changes are still easy.

  3. Detailed quote and contract. A clear, itemised price based on the full documentation.

  4. Permits and approvals. We coordinate the building permit and any planning conditions with your design team.

  5. Construction. Taylor runs the site personally, with regular updates and photos at each stage.

  6. Handover. A thorough walkthrough, defects resolved, and ongoing support once you have moved in.

Questions we are often asked

How much does a custom home cost on the Mornington Peninsula?

It depends on the size, the site and the level of finish. Sloping blocks, coastal exposure and architectural detailing all affect cost. The most useful step is an early conversation with your plans or brief, so we can give you a realistic range before you commit to a design.

How long does a custom build take?

Timing depends on the size and complexity of the home and the site conditions. We give you a construction program before we start and keep you updated against it throughout the build.

Do I need a planning permit as well as a building permit?

Many Peninsula properties sit under overlays that require a planning permit before a building permit can be issued. Your architect or designer will usually lead this, and we can advise on what applies to your block.

Can you build on a steep or coastal block?

Yes. Sloping and exposed coastal sites are a large part of what we build. We assess access, footings, retaining and drainage early so they are priced and planned properly.

Will Taylor be on site?

Yes. Taylor runs every project personally, from the first site visit to handover.
