Coastal and beach homes on the Mornington Peninsula
A home by the water has to work harder than one in the suburbs. Salt air, strong winds, sand and sun all take their toll, and the best coastal homes are designed and built to handle them for decades with minimal upkeep.
Taylor Built is based in Sorrento and builds beach houses, holiday homes and permanent coastal residences from Portsea to Flinders. Every project is run personally by Taylor, from first site visit to handover.
Built for the coast
Coastal exposure affects almost every part of a home. On the ocean side of the Peninsula, south-westerly winds drive salt and sand into every joint, while bayside homes face strong sun, humidity and shifting dune soils. We plan for these conditions from the start:
Cladding and finishes chosen to weather well and stay low maintenance
Marine-grade fixings and hardware that resist corrosion
Windows and doors specified for wind loads and driving rain
Footings and drainage designed for sandy soils, dunes and sloping blocks
Decks, pools and outdoor living built to handle sun, salt and heavy summer use
Beach houses and holiday homes
Many of our clients build on the Peninsula as a second home or a place they will eventually retire to. They want a house that is easy to lock up and leave, needs little upkeep between visits, and works just as well for a quiet weekend as a full house over summer. We help you and your designer get those details right, from storage for boards and bikes to outdoor showers and durable floors.
Building in coastal areas
Coastal properties on the Peninsula often sit under vegetation, landscape, coastal and bushfire controls, and some sites near the foreshore have extra requirements around siting and height. We work through these with your architect or designer early, so approvals are in hand and the design is priced properly before construction starts.
Where we build coastal homes
Sorrento and Portsea, our home ground
Rye, Blairgowrie and Tootgarook, from the bay to the back beaches
Rosebud, Capel Sound and McCrae along the foreshore
Dromana and Safety Beach on the hillside and the flats
Flinders, Shoreham and Balnarring on the Western Port coast
Mount Martha and Mornington and Mount Eliza on the bay
Questions we are often asked
What materials last best near the ocean?
It depends on how exposed the site is, but durable cladding, marine-grade fixings and well-specified windows make the biggest difference. We talk through the options with you and your designer during pricing.
We live in Melbourne. How do we keep track of the build?
Many of our clients live elsewhere for part of the year. Taylor sends regular photos and updates and is on site himself, so you always know where the build is at.
Can you replace our old beach house with a new one?
Yes. Knockdown rebuilds of original beach houses are a big part of coastal building on the Peninsula. See our custom homes and renovations pages, or our projects.
